Real projects, real spaces, built for people who actually use 'em
Look, we've spent the last decade designing buildings that don't just look good in renders. These are structures where people work, live, and make memories. Some are bold industrial statements, others blend into heritage neighborhoods like they've always been there. Each one taught us something new about what architecture can do when you stop overthinking it.
Took a century-old brick warehouse in East Van and turned it into a modern manufacturing space without erasing its history. The old timber beams? We kept those. Added steel framing that contrasts but doesn't compete. Natural light floods in through new skylights we cut into the roof. The client wanted efficiency, we gave them character too.
Client wanted ocean views but didn't wanna feel like they're living in a fishbowl. We designed this place with privacy in mind - strategic window placement, natural screening from native plants, and a layout that opens up exactly where it should. The courtyard design keeps the Pacific winds at bay while letting in that salty air everyone moves here for.
LEED Gold certified office space that actually saves money on utilities. Who knew green could be practical?
Brought a 1910 building back to life while keeping the city's heritage folks happy. Not easy, but worth it.
Retail below, offices above, and a rooftop that people actually want to hang out on. Urban density done right.
We don't design for awards, but hey, it's nice when people notice the work

Every project starts with coffee and conversation. We don't show up with pre-baked solutions - that's lazy architecture. Instead, we listen to what you need, look at what the site's telling us, and figure out what makes sense. Sometimes that's bold and modern, sometimes it's subtle and respectful of what's already there.
We're hands-on throughout the whole process. You won't get passed off to junior staff after the first meeting. Our principals are involved from sketches to site visits, because that's how you get buildings that actually match the vision.
